In industrial and logistics production areas, the floor is subjected to constant and heavy loads. Heavy point loads from forklift trucks, chemical splashes and rapid temperature fluctuations in production processes demand exceptional durability from the floor structure. Unprotected concrete surfaces are susceptible to wear under mechanical stress. This generates concrete dust, which is detrimental to occupational safety, and contributes to the formation of cracks. When the concrete surface is damaged, repairs are often costly and require production to be halted.
Correctly selected and professionally installed epoxy flooring acts as an effective protective layer over the concrete structure. A non-porous and tight surface prevents the absorption of oils, solvents and other liquid contaminants into the concrete structure. This protects the substructure from deterioration and makes cleaning of the premises quick and easy. The seamless floor surface also eliminates crevices that are prone to dirt accumulation, which significantly improves the hygiene of production areas and overall occupational safety.
Mechanical resistance and stress classes of industrial flooring
In industrial sites, floor loads are divided into several stress classes according to the nature and intensity of mechanical wear. For example, heavy transport equipment, hard polyurethane wheels and possible drops of tools or metal parts during production cause high levels of point compression and impact stress on the floor. According to leading industry standards and the Finnish Concrete Association’s guidelines, the choice of coating system must always be proportionate to these actual load factors to ensure the best life cycle.
Under heavy wear, a thin, paint-like film coating alone will quickly wear through. That’s why the industry uses thicker mass floors or grinding mass systems. Abradable mass epoxies achieve an exceptionally high mechanical strength, as the coating is filled with a specially graded quartz sand that forms a dense and ductile structure. Thanks to the quartz sand, the floor will not crack or break under the heaviest loads of forklift trucks and goods. In addition, the quartz-filled surface provides a natural roughness that effectively prevents slipping in wet or oily production environments.

The importance of priming and installation conditions in coating work
No coating material will last or reliably adhere to its substrate if the substrate is not properly primed. The most demanding and labour-intensive phase of an industrial coating job always takes place before the actual coating compound is applied. The concrete surface must be completely clean of cementitious adhesive, grease, oil and other contaminants that impair adhesion. Mechanical pre-treatment, such as careful diamond grinding or shot blasting, opens up the pores in the concrete and creates optimum roughness for adhesion.
In addition to the pre-treatment, the installation conditions, such as the air and the relative humidity of the concrete structure, must be carefully controlled. If the relative humidity of the concrete exceeds the permissible limit, the moisture remaining in the structure tends to evaporate upwards and can cause the finished coating to bubble or even separate from its substrate. High quality and durable concrete coatings therefore invariably require careful moisture measurement and dew point monitoring throughout the installation process to ensure that the end result is a durable and long-lasting protection.
Removal of cement paste
Grinding or shot blasting ensures that the coating adheres directly to the strong structural concrete instead of a weak and crumbling surface layer.
Humidity control
Prevents vapour pressure caused by moisture underneath the coating, ensuring permanent adhesion for decades.
Priming (Primer)
Closes pores in the concrete and prevents air bubbles from rising to the surface layer, ensuring a smooth and compact surface structure.
Chemical resistance and the specific requirements of the industrial environment
In addition to mechanical wear, industrial floor structures are often exposed to strong chemical compounds. In the food industry, chemical processing plants and battery production areas, floors are regularly exposed to acids, alkalis, solvents or oils. Ordinary concrete surfaces are quickly damaged by chemical exposure, as the aggressive substances react with the alkaline components of the concrete. This process erodes the surface and can even, over time, reduce the load-bearing capacity of the entire structure.
Professionally implemented epoxy flooring forms a chemically non-reactive and completely non-porous protective layer. The dense polymer structure prevents the absorption of liquids into the concrete. Even aggressive substances remain on the coating and can be safely removed during normal cleaning. By preventing chemicals from coming into contact with the concrete structure, costly and extensive structural repairs are avoided. Where site conditions are so demanding that conventional epoxy systems or polyurethanes cannot cope – such as in areas where strong acids or sulphuric acid are stored – the solution is to use separate ARC composite coatings, specifically developed to withstand extreme chemical and thermal stress.
Chemical Resistance and Material Selection
Maintenance, life cycle and economic benefits of maintenance
In the case of industrial investments, it is the life-cycle costs that determine the real profitability of the project. While high-quality coating materials and the thorough groundwork they require require careful budgeting at the outset, they save considerable money in the long run. A seamless surface eliminates the joints of traditional tile floors or elements, which are typically prone to crumbling and dirt build-up.
The ease of cleaning speeds up daily maintenance and reduces the need for chemical cleaning agents. This reduces the maintenance costs of the building. As the surface is completely dust-free, it also improves indoor air quality and protects production equipment from fine concrete dust that could otherwise wear out bearings and electrical components of sensitive machinery. When coated with the right layer thicknesses and quality materials, maintenance cycles are extended and the life of the floor surface is measured in decades.
Industrial coating contract requirements and project management
A successful coating project requires smooth collaboration and precise project management. In industrial plants and construction sites, adherence to schedules is important, as delays in floor coating can delay the work of other contractors or interrupt production for unnecessarily long periods. Therefore, the selection of a contractor must be based on adequate resources, modern equipment and the ability to reliably meet agreed deadlines.
The buying process for industrial sites is typically straightforward and professional. Based on a detailed design drawn up by a technical designer, tenders are invited and the technically and qualitatively strongest solution is selected. A professional contractor will be able to carry out the work within the agreed timeframe and will be responsible for the quality of the installation and for reliable guarantees in the future.
Industrial floor coating is a technical solution that protects the most valuable and abrasion-prone part of a building – the concrete structure. Choosing the right load-bearing coating system for the job and ensuring a careful substrate preparation will result in a safe, easy-to-maintain floor surface that will last for decades. It supports the smooth and efficient operation of the plant under all conditions.
